Real Estate Agents & Salesmen Must be Licensed

Are you interested in selling real estate such as subdivisions or condominiums and join the field of those earning lots of money selling real estate? Then welcome to the golden opportunity in selling real estate projects in the philippines. But before you just jump in and join a real estate marketing outfit, it would best if you know that you need a license to be a real estate agent or salesman. Or even if they call the position as as "Property Consultant", provided that you still end up selling subdivision lots, house and lots or condominium units.

As a real estate agent or salesman, you are governed by Ministry Order No. 39 Series of 1985 of the Department of Trade and Industry ( Sec. 1, Article V) and must be duly licensed under a licensed real estate broker (whether an individual or corporation).

But if you intend to sell real estate projects, there is an additional requirement that you must register with the Housing and Land Use Regulatory Board ( HLURB ) as provided under Sec. 11, Title III of P.D. 957 (The Subdivision and Condominium Buyers Protective Decree) and Sec. 13, Rule V of the Revised Implementing Rules and Regulations For PD 957.
